What are Board Shorts? The new Bermudas.

The dictionary calls “shorts”, trousers that extend to or above the knee. The concept of short pants has changed many times in the garments history. Board Shorts are found to be worn in casual attire, in many sports and in beach wear. Board shorts started as the swimming trunks of choice, but now virtually anyone involved in an active lifestyle has embraced board shorts. Coming up on its eighth year, the Great Salt Lake Bird Watching Festival is good get away for birders. Of course, a chance to visit Salt Lake City isn’t so bad either.

The Great Salt Lake Bird Watching Festival is both a mouthful and a great event. Close to Salt Lake City, but actually centered in Farmington, Utah, the festival is put on by the Davis County Tourism agency and typically runs for five days in the last two weeks of May each year.

As with many birding festivals, the Great Salt Lake Bird Watching Festival offers workshops for kids and adults. Workshops include everything from building bird houses, birding for kids, and lectures on a variety of bird species with physical birds present.

Of course, field trips are the key to any bird watching festival and Great Salt Lake Bird Watching Festival doesn’t disappoint. Traditional sighting trips can be taken on land. The added bonus, however, is the fact birders can rent kayaks to float about the lake looking for new life birds.

Common Sightings

While each year will present variations, a birder can expect to see a variety of bird species at Great Salt Lake Bird Watching Festival. A variety of Heron, Pelican, Grebe and Cormorant species are plentiful. White-faced Ibis and Snowy Egrets are also often seen as are a variety of geese and ducks. “Over Reaction” and How It Hurts Us Traders

The market has been called a perfect entity, where buyers and sellers even things out. Well to a certain extent that is actually true. But, before it “evens things out” it often overshoots the marks on both sides of the ledger. For instance let’s say XYZ makes some big noise about an upcoming deal they are getting. Soon the market is going crazy buying it up and XYZ is flying. Was the news really hot enough for XYZ to gain 10 points in two days, or was it simply a big momentum wave that got built up and everyone wanted “in” before they missed the boat? We suggest it was the latter.

On the other suppose you see a stock taken down over $5 a share simply because they stated their revenues wouldn’t be “up to par”. Is that valid? We don’t think so. Both of these examples are “over reactions” and
once the hype and rush is over, THEN the market equalizes things out. For example, suppose the second stock did not show less sales or revenues, but simply had to deliver them at a time where they couldn’t be accounted for during this quarter. So, for a “timing” issue a stock loses 5 dollars in a day. That is nuts.

So why do we bring this up? Well naturally we think that in specific issues a stock might make for a great longer term buying opportunity. (Not all smackdowns are buying opportunities, if the stock had really blown it on losing sales or something, that is a different story.) And in the case of XYZ, there was a short sale made in Heaven, once the initial hysteria was over. But maybe more importantly we need to know when WE should be in a frenzy over something.

Suppose a Friday is the day before a holiday weekend and we do very well. Then Monday when everyone is at the beach we still have a pretty good day. Yet when the selling hits on Wed. we get “talking heads” screaming about how the market is unsteady and it may be headed down. They are the same guys screaming we should be buying up everything just two days earlier! See the point? Too much upside Friday and Monday, followed by too much downside Wednesday.

So, what we need to do is get excited about big up days AND big down days for trading, but not get caught up in the hype from overreactions. We need to profit from them. That means not buying XYZ after it has gained 10 points in two days and not thinking the world is ending when the averages take a hit for the day (of course several weeks at a time is a different story!) Look
at over reaction down days as a possible buying opportunity. How do you know
if it is just over reaction or a real panic sell? Let’s take a look at say a chip sector downgrade, say on a Wednesday, by perhaps a firm like Salomon’s.

The market needed to take a breather after a few good days (not recently), and traders got a bit nervous over a few tech companies warning about earnings. Then comes Salomon’s downgrade. So they sell off the chips hard. An over reaction? Well the downgrade was because they were “too expensive” and valuation downgrades are generally short lived creatures. So what you need to do when something like that happens is watch the action over the next couple days. If they are heading back up, the downgrade was a gift and even if you missed the first few dollars of the move up again, you are still getting in cheaper than they would have been before the downgrade.

The bottom line is this: the market overshoots just about everything.
If you base some of your trades on those extremes by shorting the frenzies and buying the smackdowns, you will find that very often you have made a good trade. Just don’t get caught up in the frenzy yourself!

The Key Ingredient To Increase Preconstruction Profits By Over $20,000

One of the greatest preconstruction investing issues that I hear from individual investors is that they can’t get access to what they believe are good projects. Regardless if the preconstruction project is a beach condo, a townhouse, a single family home, or even land investment, individuals are finding that many restrictions are being placed on them by developers. In addition, prices are continuing to runaway. So given all this, how is an individual investor supposed to excel in this environment? Read on and find out!

Suppose the investor had the ability to march right into the developer’s office and demand that they should give you at least a $20,000 discount, which now would turn a good project to a really great one. I mean, you’re serious about your preconstruction investing. Shouldn’t you be entitled to that discount? After the developer stopped laughing, they probably would suggest the investor find a path to their door.

If you look at this from the developer’s perspective, they probably already have a marketing team in place to provide a steady supply of purchasers or investors. In this market, a single individual preconstruction purchaser/investor would have absolutely zero impact on anything the developer was doing or planning. Basically your request for a discount provides zero advantage in the preconstruction process.

So let’s change this picture a little bit. Suppose you are a surgeon and you walk in with 15 other doctors and tell the developer that you are very serious about this preconstruction project and probably others that the developer has on the drawing boards. Ok, this is possibly a horse of an entirely different color for the investor group. Having a single group come in and moving a block of 15 units in one fell swoop may be something of interest to the developer. This is especially true if the developer has time pressures to get this preconstruction project moving forward.

In this real estate environment, with lots of investors, it may (or may not) be possible for this group to get a discount but there may be several other ways that this developer might chose to help the group. For example, the developer could assure the group that they will definitely be able to get 15 units in the preconstruction project; for many locales, even that is a major feat. In addition, the developer could assure this group that they may get first crack at another phase, or another project altogether. If the developer is wise, they will find some way to work with this group and treat them well.

Creating a Financial Future–Putting Your Plan Into Action Part 2

Real Estate can be a useful tool for investing. The simplest real estate investment is not truly an investment, but a cost-reduction - that is owning your own home. Buying rather than renting allows one to put residential costs toward assets rather than into someone else’s pocket. However, if interest is high, the amount you pay to borrow money could make the deal less attractive. Today, with interest rates at an all-time low, it is difficult to imagine many cases where renting is more attractive than purchasing. Income Real Estate is also viable for some. This would include owning small apartment buildings, storage facilities, or shopping centers. This does, however, involve time commitments, just like running any other business, but the income levels can be very positive if you have selected your property carefully.

Bonds represent money loaned to companies or governments at interest. This is a fairly secure way to make money, as long as you loan to secure companies or governments. However a K-Mart bond, or a Government of Zimbabwe bond would obviously not be a wise choice today. Bond-rating institutions like of severe recession or depression and falling interest rates. However, when interest rates are rising, older bonds issued at lower interest rates can actually lose value precipitiously. Thus, in this age of fast-moving interest rates, bond prices tend to fluctuate much more widely than in the past, and their reputation as a perfect investment for widows and orphans is not longer viable. While they may be useful as part of a broad plan, bonds themselves are sterile. By this I mean that they don’t grow. If a growing portfolio is important to you, bonds may not be useful. As with any other investment type, one must consider the broad implications.

Stocks represent ownership interests in businesses. As with investing in personal businesses, one owns the actual company. However, stocks avoid some of the problems of investing in smaller businesses. Liquidity is not a significant problem here, since one can sell shares whenever necessary. Moreover, one needn’t worry about making a part-time commitment to running the company, as corporate management is already in place. However, one must always monitor management to be sure they are working in the best interests of shareholders. Normally, one can depend upon the media and help in this monitoring process, but even this method fails occasionally. Still, despite this problem, stocks are often the ideal investment for most people.

Mutual Funds are simply baskets of stocks, bonds, or other investments, held jointly with other fund shareholders. They help small investors diversify their holdings. (Diversification vs. Concentration - one can either choose to spread their money among a broad variety of investments or concentrate in one or two. Generally concentration is much more risky.)

Derivatives make up a broad category of vehicles that are ‘derived’ from other investments. This may include options, futures, or swaps. Options, for example, are considered derivatives because they are based upon the performance of a company stock. If the stock goes up, or down, the option may be worth more or less. Derivatives are sometimes useful for larger account management, but generally provide a more intense outcome. Thus if shares of a company go up a small amount, an option may go up a lot, and vice versa. This use of leverage can make derivatives riskier, and generally not appropriate for small investors.

In much the same way, using debt for investing, such as margin buying, also increases leverage, and therefore increases intensity and risk. We recommend avoiding borrowing for investment purposes except in extreme cases, as the risk makes this option stressful for many.

The choice of assets is only part of the battle. Most importantly, one must select whether to invest for income, growth, or incrementalism.

Growing White Pine Trees In The Quakertown Pa. Area

Planting White Pine Trees In the Quakertown Pa. Area White pines. Whenever I think of white pines, I remember hunting when I was a kid and standing near trees that were giants. Now every pine tree I plant, I can invision those days in the deep woods and those grand trees and hope someone else will have that same enjoyment. These trees will help you too in establish a desired vision to your landscape.

Beyond their size, white pines also fill important ecological niches. They grow across broad ranges of forest and urban conditions, finding much of North America to their liking.

White Pine trees need protection from deer, disease, insects, and competing weeds and shrubs. The better your weed control the better your trees will grow. When seedlings are planted, it best to plant them with large spacings to allow more light to the plant. If these trees are planted in shade, they tend to be more open. White pines are used around new construction because they perform in a wide range of soil conditions. If you have compacted soil from new construction, we suggest smaller trees of 3-5′ height.

All people handling seedlings and small trees need to help with the life support of your plants. Seedlings are like fish out of water and need care which is often overlooked between the time the seedlings are lifted and transplanted. Improper care means higher mortality. Do not try and reinvent the wheel. You must protect seedling from moisture and temperature extremes, as well as physical damage. Seedlings are living and should be handled carefully. For a higher survival rate, treat trees carefully and plant them immediately. I like to have a backup plan for planting if the weather turns bad. I will sometimes switch from lining out the seedlings to potting them up if I realize that the soil conditions will not be right for an extended lenght of time. If planting must be delayed a few days, keep the plants in a cold, protected place with air circulation between the trees. Keep the trees out of the rain and wind. To check if the trees need water, feel the media at the roots.. If it isn’t damp, water the trees and allow the excess water to drain. In cool, damp weather, the biggest threat to these trees is from mold. Try to keep out of soil seedlings moist by either restricting water loss with a water vapor barrier or by wetting the roots at regular intervals. While handling or planting try to reduce temperature and air movement around the seedlings. Windy days can dry out seedlings so consider waiting for calmer weather. HOW TO PLANT

Ideal planting days are cool and cloudy with little or no wind. If possible, avoid planting on warm, windy days. The soil should be moist not wet. Care in planting is more important than speed. Make sure the roots are never allowed to become dry. Bare root seedlings should be carried in a waterproof bag or bucket with plenty of moist material packed around the roots to keep them damp. Ideally, bare root boxes should be kept refrigerated or packed in ice or snow. Don’t freeze the trees. Competition from weeds, grass, brush or other trees is very detrimental to survival and growth of seedlings. Choose areas free from this competition or clear at least a three-foot square bare spot before planting. Seedlings should not be planted under the crown of existing trees, or closer than 6 feet to existing brush. Avoid areas near walnut trees. Brush aside loose organic material such as leaves, grass, etc., from the planting spot to expose mineral soil. If organic matter gets into the planting hole, it can decompose and leave air spaces. Roots will dry out when they grow into these spaces. Open up the hole, making sure the hole is deep enough for the roots to be fully extended. If roots are curled or bunched up, the tree will not be able to take up water correctly, will often weaken and die, or may blow down later due to poor root structure. Take a tree out of your planting bag or bucket only after a hole is ready. When exposed, the fine roots can dry out in as little as 30 seconds. Seedling shoots and roots lose water to air, roots require more protecting.Unlike leaves ,they do not have stomata (closeable openings on the surface of the leaves) or any waxy coatings to help reduce water loss. If the roots apear dry they are probably dead. Now I know you are thinking,”I will place them in a buckect of water and store them there until planting”. This will not work. Submerge plants for no longer that a couple of minutes. Placing them in water cuts them off from oxygen. Remember to remove the container before planting a containerized tree. A helpful hint to all those new gardeners just starting is to remember to always plant green side up. Hold the seedling in place in the hole, making sure the roots are straight, fully extended and that the tree is neither too shallow or too deep in the hole. Fill hole, allowing soil to fall in around the roots. Tamp with hands or with your heel. Don’t crush the roots by jumping up and down around the seedling like there is a snake curled up around the seedling. It is delicate. Fill with more soil, if necessary, and tamp. Tamping is important. If soil is not firmly packed around the roots, there will be air pockets that can dry out the roots, and the seedlings may be weakly anchored. It is far easier to plant the tree strait up then have the tree leaning and have to adjust the tree later. (Addition of fertilizer and plant vitamins at the time of planting is not generally necessary.) Take your time in planting. Proper spacing will help you grow a more valuable crop. I have tried to get more production from a limited area by over planting and then thinning, but I always have had trouble in harvesting …. digging is slower and poor quality usually results for a portion of the crop. Avoid these tree planting errors:

Tangled roots Planting too shallow Planting too deep Air pockets Turned up roots (this is called J rooting) Planting trees that are not tolerant of wet soils in poorly drained areas Planting over rocks, septic tanks and leach fields, on sand mounds

CARE OF TREES FOLLOWING PLANTING Check periodically to be sure that brush, grass and other vegetation is kept under control by mowing, mulching, spraying or a combination of these treatments. Always obtain advice from a licensed pest control advisor before using chemicals. You ag extension agency may offer courses in application of chemicals. Monitoring the appearance of your trees will help you to detect signs of insects, diseases or other problems. Apperances also help sell your product. Look for foliage turning yellow, new foliage drooping or other signs of poor health. It is easier to take successful corrective action if the problem is detected early.

Over watering is a common problem in irrigated plantations. You probably won’t need to water more frequently than every 7-10 days. Give your trees a thorough, deep soak and then let the soil dry out before the next watering. This encourages the roots to grow down in search of water. Frequent, shallow watering encourages root growth near the surface and the trees are more dependent on irrigation and are less windfirm. Animals can be a major cause of damage to young trees. Porcupines, gophers, mice, rabbits, deer and cattle are the most frequent source of damage. In many states you may have to call your game commission and get their recomendations on legal methods to protect your crop. In our state, you can get help from the Pa. Game Commission to kill deer that are a threat to your seedlings or obtain a free fence to keep deer away from your seedlings. Over the years we have lost more trees to mice than any other animal. Put rat baits out on a regular basis. Over the years we have lost more seedlings and plants to mice than any other culprit including deer and rabbitts combined. A great many people will have time in their heart taken up by Grease, no matter what age they are, or even what sex. The secret key to any successful penny stocks trading is the preparation. Know what you are buying and why you are buying it. There are a number of factors that can help you to make a more informed and, hopefully, more profitable decision.

Financial Information: The earnings to price equation is always a good indicator of the health, or otherwise, of a penny stocks company. If this ratio is lower than many of the other companies in a similar industry then this is a good indication that the company may be in a great position.

The Board of Directors: Find out about the CEO and directors, do they have a nice history of running this type of company. A penny stocks company with bad trading figures that has just acquired a strong CEO may be about to change direction.

Do the Books Balance? If the company has a good cash flow then it could be a good a good addition to your penny stocks portfolio. But look a little more closely to see if they have debts. A light debt load in comparison to turnover shouldn’t be a problem, but if the debt is large then interest payments could begin to stack up and affect the company’s profitability.
