UBS AG is looking for more ways to cut costs this year after laying off 7,500 job positions and is thinking about moving out of the London’s Broadgate complex or at least reducing the amount of space it currently rents.

The company is said to be consulting with broker Jones Lang LaSalle Inc. about the consolidation and exploring the option of building on land that UBS owns directly across the street. The people declined to be named who were involved in the negotiations for privacy reasons, but did state that the bank is considering building four blocks on the empty space it purchased back in 2005. Coincidently, USB’s lease with Broadgate allows it to exit the rental space within five years.

At the same time, British Land reports that it is considering selling a third of Broadgate which makes up about a third of the rental income as well, but the sale may be stalled due to the rumours of the UBS office relocation. The move could reduce the value of the building rental income by about 50 million pounds by the year 2015.

Currently Broadgate is the largest office building group in the London financial district and is also the most valuable asset of British Land. It is currently valued at 2.3 billion pounds including the ownership and facilities management of 16 office buildings, restaurants, shops, and ice skating rink that are housed within the property. British Land needs to find a partner in the building development in order to raise money to even their balance sheet.

There has been a conflict over the UK regulations and the European Court of Justice’s views on the matter of sick leave. In the case, one of the employees had asked for annual leave whilst already on sick leave, but HMRC did not allow it. Also, three other employees were dismissed from service while they were on sick leave, and they had not taken any holiday during their period of illness. They asked for payment in lieu of their outstanding holidays for that period but were refused by HMRC on the ground that they were on sick leave. The House of Lords is yet to give it decision in the final stage of this legal battle of Stringer v. HMRC.

The Employment Tribunal and Court of Appeal had decided in favour of the employer, but when the case came before the ECJ, it decided otherwise, holding that workers accumulate holidays for four weeks in a year throughout any duration of illness absence and they must be permitted to take this leave on return. It also held that employers should pay the workers in lieu of this holiday if they dismiss the employee. It left it to the employers to decide upon the manner of dealing with the holiday added by the Regulations as well as any contractual holidays. It also said that this decision must be clearly stated in the absence/ maternity/ sickness policies.

John Brown, his lawyer argued that a colleague of Mr. Mohan was not fired by the company in a very similar case, and that the same decision should be applicable to Mr. Mohan too. However, the Coventry Depot Director for the company, Bernard Delaney, informed the tribunal that the employee was allowed to stay in his job on compassionate grounds, as he was preoccupied with his recent divorce at the time of the accident. As no such circumstances existed in the case of Mr. Mohan, the tribunal maintained the company’s decision to sack him.
